What the tribunal said
The tribunal determined that the market rent for the property in good condition would be £1900 per month based on comparable local lettings. A deduction of £400 per month was made to account for the outdated kitchen and bathroom and general poor condition of the finishes, resulting in a market rent of £1500 per month. Due to tenant hardship, the tribunal specified that the new rent takes effect from the decision date.
