What the tribunal said
The tribunal assessed the unadjusted market rent at £2600 per month based on comparable properties in the area. A 15% deduction was applied for condensation and moisture issues, bringing the rent to £2200 per month. Due to proven tenant financial hardship, the effective date was postponed from the date in the section 13 notice to the decision date of 29 September 2025.
