What the tribunal said
The tribunal determined that the property would achieve £1,800 per month if in good contemporary letting condition. A 10% deduction was applied to reflect the condition issues, including poor kitchen and heating conditions, worn floor coverings, and predisposition to mould, resulting in a determined rent of £1,600 per month.

The kitchen units and heating system are in poor condition, the sink is not properly sealed, and old aluminium double glazing lacks trickle vents. There is a predisposition to surface mould on exterior walls.
