What the tribunal said
The landlord proposed raising the rent from £900 to £1,500 per month. The tribunal estimated the unadjusted market rent for the flat in good condition at £1,800 per month. After applying a £450 deduction for tenant improvements, the tribunal determined the market rent to be £1,350 per month. The tenant's application to defer the starting date on grounds of hardship was rejected due to lack of evidence.
