What the tribunal said
The tribunal considered comparable lettings of semi-detached rural estate properties, assessing market rent at £1,750 per month in good order. A deduction of £50 per month was made to account for the property's close proximity to a busy main road, adjusting the market rent to £1,700 per month. Tenant improvements to the garden were disregarded under section 14 of the Housing Act 1988.

1960s two-storey semi-detached house with central heating and double glazing. Landlord provided carpets and built-in cooker hob and hood. Exterior building features such as garage roof trim and main door showed poor condition. Potholes noted on the private access track. Tenant carried out voluntary garden improvements.
