What the tribunal said
The tribunal considered market evidence and comparables. Landlord comparables were primarily modern detached houses with lower heating demands. Due to the high cost of heating this older property and its low EPC rating, the tribunal determined the market rent to be £2250 per month.
The property
Historic c1550 property refurbished in 2017 with oil-fired central heating and secondary glazing. Low energy efficiency (EPC rating E, 39) leads to high heating costs. Tenant cited rear disrepair, outstanding external decoration, and an ineffective bathroom extractor fan.
