What the tribunal said

The tribunal determined the market rent for the property in good repair and modernised condition would be £1,500 per month. Deductions of £205 per month were made to reflect general worn condition (£150), drainage and shower issues (£50), and broken fencing (£5), bringing the determined rent to £1,295 per month. The tenant's request to delay the effective date for undue hardship was refused for lack of financial evidence.

The property

General worn condition including marked and deteriorating walls, damaged plaster, gaps and movement in kitchen laminate flooring, marked carpets, persistent drainage and shower issues, and broken garden fencing panels.
