What the tribunal said
The tribunal determined the market rent for the property in good repair and modernised condition would be £1,500 per month. Deductions of £205 per month were made to reflect general worn condition (£150), drainage and shower issues (£50), and broken fencing (£5), bringing the determined rent to £1,295 per month. The tenant's request to delay the effective date for undue hardship was refused for lack of financial evidence.
