What the tribunal said
The tribunal considered local market evidence for two-bedroom terraced properties and determined an open market rent of £1,000 per month assuming good condition. A 5% (£50 per month) deduction was applied to account for the tenant's internal redecoration liability, resulting in a market rent of £950 per month.
The property
The landlord completed extensive refurbishment works including a new roof, damp-proof course, replastering, stair repairs, double glazing, new doors, RCD, thermostatic radiator valves, and extractor fans. The tenant submitted photos alleging poor condition and defects. The tribunal allowed a deduction for tenant internal decoration liability.
