What the tribunal said
The tribunal considered market comparable evidence provided by the landlord alongside its own expert knowledge of local rental values. Taking into account the property's condition, tired decor, replacement cooker, as well as the benefits of a double garage and off-street parking, the tribunal determined the market rent to be £1,000 per month.

The property has a tired decorative state, a replacement cooker that is not fitted to the space, and a history of damp and mould issues for which a local authority improvement notice was issued and subsequently revoked following completed works.
