What the tribunal said
The tribunal found that the market rent for the property modernised and in good order would be £1,200.00 pcm. Deductions of £120.00 pcm for lack of double glazing and £60.00 pcm for poor kitchen units were applied, resulting in an adjusted rent rounded to £1,000.00 pcm.
The property
Single-glazed, old and draughty windows and doors; tenant reported water ingress during heavy rain. Kitchen units are very old with damp and mould issues in a cupboard, and bare plaster remaining around one window.
