The Tribunal set the market rent for the property in good condition at £850 per month based on comparable evidence and general market knowledge. It deducted £40 per month for property condition and disrepair, and £10 per month for tenant-installed laminate flooring, arriving at a determined rent of £800 per month. The Tribunal found no undue hardship to delay the effective date beyond the start of the next tenancy period.

The property

The property has considerable cracking including to windowsills, loose first-floor floorboards, missing bricks from the front boundary wall with no gate, and rotten skirting boards. The tenant supplied laminate flooring in the hallway and living room.
