To prevent undue hardship for the tenant, the starting date for the new rent was postponed to 01 May 2026.

The property

Two-bedroom mid-terrace house with gas central heating, double glazing, and a rear courtyard. Washing machine and oven are provided. Tenant redecorated most of the property and replaced curtain rails. Tenant noted older carpets, a rusty radiator, stairway cracking, and kitchen cosmetic damage, but the tribunal made no deductions as no impact on rental value was demonstrated.
