What the tribunal said
The Tribunal assessed the market rent for the room in good condition at £400 per month, inclusive of council tax, utilities, TV licence, and broadband. A deduction of £40 per month was made to account for the poor condition of communal facilities, the missing communal sofa, and ongoing broadband failure, resulting in a determined rent of £360 per month.
The property
The communal living area sofa was removed and not replaced, and there was a general deterioration in communal areas. The broadband service had been unavailable for over seven months.
