What the tribunal said
The tribunal determined the unadjusted open market rent for the three-bedroom mid-terraced house to be £900 per month. Deductions totaling £150 per month were made to reflect disrepair and tenant-provided items/deficiencies, including damp in the attic, kitchen appliance and sink leaks, restricted log burner, stair handrail defect, cracked bathroom floor tiles, and exterior maintenance issues, resulting in a final determined rent of £750 per month.
