What the tribunal said
The tribunal assessed the market rent of the flat in good, modernised condition at £700 per month based on local evidence and agreed rents for other flats in the building. A deduction of £35 per month was applied for condition defects including damage to the kitchen worktop and bathroom finishes. No undue hardship was found, so the rent takes effect from the date proposed in the landlord's notice.
