What the tribunal said
The tribunal considered the landlord's notice validly served. Based on comparable market evidence and local expert knowledge, the unadjusted market rent was assessed at £1,100 per month. Deductions of £75 per month for condition issues and £25 per month for restricted outdoor storage were applied, resulting in a determined market rent of £1,000 per month. No undue hardship was proven to defer the effective date.
