What the tribunal said
The tribunal assessed the open market rent of the property to be £1,375 per month based on comparable evidence. However, because the landlord proposed a lower rent of £1,340 per month in the section 13 notice, the tribunal determined the rent at £1,340 per month. The tribunal found no evidence of undue hardship to defer the effective date.
