What the tribunal said
The tribunal determined that the market rent in good condition would be £1000 per month based on local comparables. A deduction of £125 per month was made for required improvements and defects including outdated kitchen and bathroom, poor flooring, damp issues, non-functional gas fires, and stairlift obstruction, resulting in a rent of £875 per month.
The property
Property in reasonable condition overall, but kitchen and bathroom require refurbishment. Kitchen floor covering is poor and unhygienic. Plaster cracking present with damp staining in front sitting room, and damp penetration and mould in the attic room. Gas fires are inoperative, an old stairlift impedes the main staircase, and attic stairs lack a handrail.
