What the tribunal said
The Tribunal set the unadjusted market rent at £1,250 pcm based on landlord comparables and local market knowledge, assuming good condition and fully furnished standard. Deductions of £150 for lack of full furniture (white goods only supplied) and £68 for property condition/ageing internals brought the market rent to £1,032 pcm. The effective date was deferred to 1 July 2026 to prevent undue financial hardship.
