What the tribunal said

The landlord proposed an increase to £1,000 per month supported by Local Housing Allowance figures. The tenant proposed £700 per month but provided no rental evidence. The tribunal preferred the landlord's evidence and confirmed the rent at £1,000 per month. The effective date was deferred to 1 June 2026 to avoid undue hardship caused by backdating a significant rent increase.

The property

The property was not well maintained by the previous landlord, but the current landlord is undertaking improvement works inside the property.
