What the tribunal said
The Tribunal set an initial market rent of £1800 per month based on local market rates and expert knowledge. A 5% deduction was made to reflect minor disrepair to the access stairs and the lack of mechanical extraction causing bathroom condensation mould, resulting in a rounded market rent of £1700 per month.
The property
The flat had minor disrepair to the external access stairs and lacked a mechanical extractor fan in the bathroom, leading to condensation mould. The property had been refurbished prior to the tenancy with a new kitchen, bathroom, and carpets. Tenant installed an unauthorized pergola/enclosure on the balcony which was disregarded.
