What the tribunal said
The tribunal assessed the open market rent for the property in good condition to be £1,500 per month, equivalent to £346 per week. Because the delay in replacing the kitchen and bathroom resulted from the tenant failing to facilitate access, no condition deduction was applied. Market rent was determined at £346 per week with effect from the notice date.
The property
The tenant alleged a rat infestation but provided no supporting evidence. A previous disrepair claim was settled in September 2024, including agreement to replace the kitchen and bathroom, but works were incomplete due to the tenant failing to grant access. The tribunal made no deduction for the condition of the kitchen and bathroom.
