What the tribunal said
The tribunal assessed the market rent of the property in fully modernised good condition at £1,800 per month. Deductions of £200 per month for the poor condition (damp/rot as of January 2026) and £50 per month for an unmodernised bathroom were applied, resulting in a determined market rent of £1,550 per month.
The property
Terraced two-bedroom house with central heating, double glazing, and rear garden (missing rear fence). The property had damp and mould issues (subject to a local authority Improvement Notice in March 2026) and floor rot near the kitchen door. Assessed in its pre-remediation condition as of January 2026, alongside an unmodernised bathroom.
