What the tribunal said
The tribunal assessed that the unblemished open market rent for the property in good repair would be £1,250 per month. Due to severe defects including lack of gas, heating, hot water, working WC, and nuisance from nearby building works and exterior unsanitary conditions, a significant reduction was made, determining a rent of £100 per month.
The property
The property is in extremely poor condition: no gas supply, no central heating, no hot water, non-functioning WC, disconnected gas hob, cold water only to taps/shower, severe ongoing construction works directly below, and excrement present on an adjacent flat roof. Communal areas are also in poor decorative condition.
