What the tribunal said
The tribunal determined an unadjusted market rent of £2,100 per month for the property if in good order, based on local market expertise and comparable evidence. A 15% reduction (£315) was made to account for the unaddressed property condition and defects identified under HHSRS, bringing the market rent to £1,785 per month.
The property
HHSRS inspection identified defects including excess cold, deficient fire detection, electrical hazard, damp and mould, food safety risks, and fall risks. The tenant replaced carpets and furniture and repainted rooms.
