What the tribunal said

The tribunal considered market comparables for four-bedroom properties in the Barking area, ranging between £2,100 and £2,900 per month. Taking into account the property condition, tenant improvements, and landlord-provided sofa, the tribunal determined the market rent to be £2,200 per month. Personal hardship arguments were not legally relevant under section 14.

The property

Tenant painted the bedrooms and ground floor. Intermittent boiler defects, issues with cooker and hob, bath drainage problems, weak bathroom extractor fan, and mould in en-suite bathroom reported. Tenant provided carpets and curtains; landlord provided a sofa.
