What the tribunal said
The Tribunal determined the open market rent for the property in good condition would be £950 per calendar month. Adjustments totaling £175 per month were deducted to reflect partial heating (£20), poor thermal insulation at the front door (£20), lack of curtains and dated carpets (£20), lack of white goods (£30), tenant's internal decorating obligation (£10), dated kitchen and bathroom units (£50), and items of disrepair (£25), resulting in a determined market rent of £775 per calendar month.
The property
Built in the 1980s with original kitchen and bathroom fixtures. Kitchen cabinets are worn, wash hand basin and bath panel are cracked, bath taps drip, and second-hand bathroom heater fitted. Heating is partial via a night storage heater and a convection panel heater. Carpets are worn and discoloured. The original front door is drafty with a gap between wall and frame. Electrical sockets and switches require replacement.
