What the tribunal said
The Tribunal relied on general knowledge and comparable properties to determine that the market rent in good condition would be £3,500 per month. It decided that minor repairs by the tenant and the resolved underfloor leak did not warrant a rent reduction.
The property
The property experienced a leaking underfloor pipe causing damp and efflorescence to walls, which was subsequently repaired. Worn stair carpet was reported. The tenant performed minor repairs including relaying garden tiles, reseeding lawn, and painting a ceiling.
