What the tribunal said
The tribunal assessed the market rent for the property in fully modernised condition at £1,550 per month. An adjustment of £50 per month was deducted to reflect an incomplete kitchen and bathroom, resulting in a determined market rent of £1,500 per month. The effective date remained as proposed in the notice as the determined rent matched the tenant's own valuation and did not cause undue hardship.
