What the tribunal said
The Tribunal determined an open market rent of £1,350 per month for the property in good condition. Deductions totalling £430 per month were made for tenant-provided carpets, curtains, and white goods, dated kitchen and bathroom fittings, and general wants of repair, resulting in a determined rent of £920 per month. The effective date was set to 1 March 2025 as proposed in the notice since no undue hardship was shown.
