What the tribunal said

The tribunal assessed the market rent of the semi-detached property with annex assuming good tenantable condition at £2,400 per month, taking into account its location adjacent to a busy main road junction. A total deduction of 14% was applied to reflect partial electric heating, dated/basic kitchens and bathrooms, tenant-provided white goods, lack of curtains, dampness, and general minor disrepair, resulting in a determined market rent of £2,060 per month.

The property

Dampness and condensation with black spot mould and flaking paintwork in several rooms. Dated and basic bathrooms and annex kitchen fittings. Heating is partial electric only. Tenant provided some white goods, and landlord did not provide curtains. General lack of minor repair.
