What the tribunal said
The tribunal assessed the open open-market rent for the property in good condition with normal market provisions at £2,500 per month. A deduction of £50 per month was applied to reflect the lack of landlord-provided white goods, arriving at a final rent of £2,450 per month.
The property
Tenant reported defects including heating, door, drainage, and water pressure issues, which the tribunal found unsupported by sufficient evidence. An adjustment was made because white goods (fridge and washing machine) were not provided by the landlord.
