What the tribunal said
The Tribunal considered comparable evidence supplied by both parties as well as its own expert knowledge of local market rents. Finding the property to be in good tenantable condition with full white goods, private garden, and parking, it concluded that the open market rent is £1,150 per calendar month. As no hardship argument was raised, the new rent takes effect from the notice specified date.
