What the tribunal said
The Tribunal set an initial open market rent of £1,650 per month based on local market evidence assuming the property was modernised and in good condition. Deductions of £200 for aged heating and poor insulation, plus £150 for general disrepair and dated fittings, resulted in a determined market rent of £1,300 per month. The effective date was set to 1 June 2026 as no evidence of undue hardship was provided.
