What the tribunal said

The tribunal determined that the open market rent for the property in good tenantable condition would be £1,100 per calendar month. Deductions totaling £505 per month were made for general wants of repair, awkward layout for bathroom access, lack of central heating, tenant-provided white goods, subdivided garden with partially shared access, and unmodernised kitchen and bathroom.

The property

Building and flat are in very poor condition with various items of disrepair, including damp and mould, lack of central heating, unmodernised kitchen and bathroom fittings, faulty fire alarm, and layout issues where bathroom access is through the rear bedroom and kitchen.
