What the tribunal said
The tribunal estimated the full open market rent in good condition with modern amenities, carpets, curtains, and white goods supplied by the landlord at £775 per month. It made a deduction of £155 (20%) to account for the property's internal condition, dated fittings, lack of white goods and floor coverings, basic heating, and window defects, resulting in a determined rent of £620 per month.
The property
Kitchen and bathroom fittings are approximately 35 years old. No white goods, carpets, or curtains are provided by the landlord. Heating system is basic electric storage heaters. Original stained softwood single glazed windows with secondary glazing are suffering from rot infestation and are difficult to open.
