What the tribunal said
The tribunal determined that the open market rent for the property in good condition would be £1600 pcm based on local rental comparables. An adjustment of £25 pcm was deducted to account for landlord repair items (carpet issues and ensuite leak).
The property
Issues under landlord responsibility included carpet condition issues and an ensuite leak. Tenant also cited minor defect items such as lighting, handle, and shed issues. Redecoration damage caused by tenant use was disregarded.
