What the tribunal said

The tribunal evaluated comparable letting evidence of en-suite rooms in HMO properties in the local area, placing particular weight on a recent letting of an inferior room within the same building at £700 per month. Applying its expert knowledge, the tribunal determined that the market rent for the room, taking into account inclusive utilities and council tax under the agreement, is £725 per month.

The property

The building underwent a full refurbishment around late 2019 and fixtures remain in good condition. The tenant noted ongoing intermittent issues with the boiler affecting heating and hot water, but all other fixtures and fittings are in good working order.
