What the tribunal said
The Tribunal set an initial market rent of £990 per month based on comparable units in the same building. Deductions of £50 per month for dated interior condition and £10 per month for tenant-provided washing machine brought the market rent to £930 per month. The tenant's request for a deferred effective date on grounds of undue hardship was rejected for lack of evidence.
