What the tribunal said
The tribunal assessed the open market rent for the property in good condition at £2,250 per month. It allowed a £150 per month deduction to reflect general wants of repair and condition, including dated decor, disrepair to the garage and pool, partial oven disrepair, and tenant-provided fridge. A hardship argument raised after the decision was rejected as not timely.
The property
The property is in reasonable condition overall but dated in parts and in need of redecoration. The tenant provided their own fridge, and the oven is in partial disrepair. The garage and swimming pool are in disrepair, alongside minor wants of repair including the garden rail, pathway, broken shower door, unmaintained gutters, and broken glass panels.
