What the tribunal said
The tribunal assessed the market rent in good condition at £1,350 per month. Adjustments were made deducting £130 per month for overall presentation/condition issues and £20 per month for limited white goods, giving a market rent of £1,200 per month effective from 1 December 2025.
The property
The property underwent extensive improvement works, but issues remained with decorative order, wall finishes, lingering mould, a missing handle on the garage door, and scaffolding on the exterior. Limited white goods were provided by the landlord.
