The Tribunal set the unadjusted market rent at £1,500 per month based on comparable local lettings and general market knowledge. Deductions of £50 for lack of landlord-provided curtains and £200 for outstanding defects and disrepair were made, resulting in a determined market rent of £1,250 per month.
