What the tribunal said
The tribunal assessed the modernised open market rental value of the property at £1,300 per month. It applied deductions of £75 per month for deterioration/wear and tear and £25 per month for the property's location next to a neighbouring site, resulting in a determined market rent of £1,200 per month. As no undue hardship was demonstrated, the rent takes effect from the date in the landlord's notice.
