What the tribunal said
The tribunal estimated the open market rent for the property in good modern condition with landlord-provided floor coverings, curtains, and white goods to be £1,800 per month, based on comparable evidence and expert judgment. A deduction of £100 per month was applied to account for the tenant's provision of carpets, curtains, and white goods (excluding the oven), arriving at a final determined rent of £1,700 per month.
The property
The landlord undertook extensive refurbishment works approximately 12 months prior, including a new kitchen, bathroom, internal and external works. Carpets, curtains, and white goods (except an oven) were provided by the tenant.
