The tribunal determined the unadjusted market rent for the property in good condition to be £1,400 per month. Deductions totalling £210 per month were made to reflect the tenant's responsibility for internal decoration, tenant's provision of carpets, curtains, and white goods, and the severe condensation and mould issues, resulting in a market rent of £1,190 per month (£274.46 per week).
