What the tribunal said
The tribunal determined that the open market rent for the property in good condition with standard landlord-provided white goods, carpets, and curtains would be £1,350 per month, considering the lack of parking. Deductions totalling £60 per month were made for tenant-provided white goods (£20), tenant-provided carpets and curtains (£20), and general wants of repair (£20), resulting in a market rent of £1,290 per month.
The property
Minor internal wall cracking, creaky floorboards, gaps around external door and window frames, and general wants of repair. Tenant provided white goods (fridge and washing machine not supplied by landlord) and some carpets, flooring, and curtains. Landlord installed new central heating with air source heat pump, new bath, and shower in 2025.
