What the tribunal said
The tribunal assessed the market rent of the property in good condition at 1100 per month based on comparable local end-of-terrace properties. It applied a deduction of 275 per month to account for significant disrepair and defects, including defective window catches and failed double glazing units, lack of living room heating, inoperable electrical sockets and shower unit, dampness/condensation, and restricted use of outbuildings.
