What the tribunal said
The tribunal considered the landlord's comparable evidence and local rent averages, as well as its own knowledge of rental values in Stevenage. Taking into account the property's location, condition, terms of tenancy, and standard of accommodation, the open market rent was determined to be £1,400 per month.

Detached house in fair external condition. Ground floor has two living rooms, kitchen with fitted units and small freestanding gas cooker, store room with wc. First floor has two double and one single bedrooms, and a bathroom/wc. Double glazed and centrally heated (except store room/wc), with solid wood herringbone parquet flooring in living rooms. Parking on drive for one car, a parking bay opposite, and a garage in a block.
