Deductions totaling 345 per month were made to reflect tenant-provided white goods (30), carpets (50), curtains (15), tenant-provided garage (75), dated small kitchen (100), and general wants of repair (75), resulting in a market rent of 1555 per month.
The property
The property is in fair decorative order with tired internal decoration. There is a settlement crack where the ground floor lean-to is settling away from the main house. Other issues include damp in the understairs cupboard, wall cracks, broken toilet cistern, broken stop cock, dated kitchen fittings, and general wants of repair. The garage was provided by the tenant.
