What the tribunal said

Adjustments were made for the property's advantages (good internal finish, en-suite facilities) and disadvantages (sloped roof ceiling space, lack of main en-suite door/ventilation, small garden space, and location of parking/bins), resulting in an open market rent determination of £2,200 per month.
The property
Two-storey end terrace barn conversion in good condition externally and internally. The ground floor includes a hall, living/dining room, kitchen, single bedroom, and shower room/WC. The first floor has two double bedrooms with en-suite facilities. Limitations include reduced floor space in first floor bedrooms due to roof slopes, lack of a door and adequate ventilation in the main en-suite, and a very small garden containing meter cupboards for all units in the development. Shared parking and septic tank.
